How good is this space? This large living/kitchen/dining area has such a great feeling, and I think it has a lot to do with the amount of natural light, because it’s got windows on all three sides. But this is just one of the major drawcards of this particular home, which is one of Eden Brae’s best sellers and possibly one of my own favourite homes, because it’s got such a great layout, suitable for a wide range of family needs. So, join me as we take a walk through the Bristol 30.

Now, let’s start by talking about the living areas. This lounge room is actually the first room you come across when you enter the home; it’s also one of three separate living areas in this home’s design, and it’s a great space for people to be able to spend time by themselves, or watch tv or chillout and read a book; but these days many people work from home, so what I really love about this design is that this room would also make the perfect home office.

The Bristol 30 comes in a few different configurations. This display home is the Bristol 30 Guest Suite floor-plan, meaning next up is the powder-room which has its own shower, and of course the guest suite. Now, the Guest Suite can be as the name implies, perfect for your guests, but it’s also perfect for grandparents or maybe older children who are living at home. Another great feature of this home is its adaptability. With a very simple re-configuration of the rooms, the front lounge room and this guest room can be joined together to create a separate living zone within the main house; that’s the perfect way to live for cross-generational families.

The spacious living, dining and kitchen all flow out onto that alfresco, so it’s perfect for entertaining, and there’s also a large walk-in pantry, offering lots of storage solutions. But another great feature of this home is that the entry from the garage is through the laundry, straight into the kitchen; perfect for when you’re bringing all those heavy bags of shopping in.

The feeling of space continues upstairs, because of the centrally located staircase and very generous hallway, which flows out to this great games room. This room feels even bigger thanks to those large sliding glass doors which open out onto the balcony.

This functional floorplan continues with four generous bedrooms. The master suite has a large ensuite, as well as a very generous walk-in robe. The family bathroom is also of great size with a separate toilet, so it’s perfect for busy families.
