So, you want to purchase your own little bit of Australia and build your dream home. That’s a great goal to have and almost certainly one of the biggest buying decisions you’ll ever make. But how can you make sure that you choose your land wisely? Consider the following questions carefully.

Is this area a practical choice for you and your family?

Consider if the area where you’re thinking of purchasing a block will mean a lengthy daily to commute to work and schools. Are there good transport links to help you get there? How far away is the nearest decent-sized shopping centre or supermarket? These are important questions because their answers may highlight potential impacts such a move may have on your quality of life.

Think, too, about the future of the area. Is it already significantly established or is much of it still officially a growth corridor where no firm decisions about infrastructure have yet been made? Has work on the promised new train station or hospital begun or is it still in the planning phase? Find out as many answers as you can from local councils, community groups and your potential developer before you make any decisions.

What other estates are nearby?

Have a good drive around. Look carefully at the condition of the area you’ll possibly be living in and you’ll pick up clues that may give you food for thought. Especially look at any already completed estates. Do they look and feel well-maintained or are they already shabby and rundown? Are the streets well set out and easy to navigate? How comfortable would you feel about living close by? What kind of shops are in the neighbourhood and do they look prosperous?

Is this the right block of land for the house that you want?

Once you’ve chosen an estate, now’s the time for some real homework. It’s important to look carefully at:

  • Whether the home design you’ve chosen will sit well on the block.
  • What stipulations your developer has made about height restrictions, setback requirements, boundaries and more.
  • Whether there’s any significant slope of the block. Does an easement exist or are there any mandatory measures you must take when building?
