blog must have inclusions hero

Building a new home is an exciting journey that involves a number of different choices that help turn your new house into a home.

Eden Brae understands that not all of these decisions will be easy to make, particularly with the long list of inclusions we offer in our complete homes. To help you choose the best fixtures, fittings and furnishings for your new home, we’ve put together a complete house inclusions checklist for your next build.

House Inclusions Checklist

When building your new home, there are several areas that you will be invited to choose the exact design, colour and layout of. Below, we’ve listed some of the house inclusions that can be incorporated into your new home, as well as some other decisions you may wish to think about when building with us.

Structural and Exterior Inclusions

When reviewing the list of inclusions and choices you must make when building a new home, it is only logical to start with the exterior. From the floor plan of the home, to key structural elements and plans for outbuildings, these decisions have the potential to impact the safety, durability and appearance of your home.

  • Foundation and Frame: An engineer-designed concrete slab and termite-resistant frame are included when building with Eden Brae. However you may liaise with the experts to add depth to the slab if your lifestyle demands it.
  • Roofing: While roof tiles are included, pre-painted steel sheeting, such as Colorbond, can add to the aesthetic appeal of your home.
  • Windows: Stamp your identity on your new property by opting for the colour of your choosing when finishing your home’s aluminium windows.
  • Landscaping: The world is your oyster when it comes to landscaping your property. Eden Brae’s complete homes include turf, plants, boundary fencing and a clothesline, however further plant life and outdoor finishings can be added.
  • Driveway: Concrete colours for your driveway and path can be customised to suit your preferences.

Interior and Furniture Inclusions

The interior of your home is where you will spend most of your time. As such, it’s important to carefully consider the furnishings, both included and chosen.

  • Shelving: Upgrading the shelving throughout your home can help add your personal design touches to its overall appearance.
  • Insulation: Wall and ceiling insulation is added to all rooms by Eden Brae, as per your home plans. However, extra insulation can be added if, for example, you are planning to use a room as a home theatre or music room.
  • Walk-in Robes (WIRs): WIRs are convenient, aesthetically pleasing and spacious. You may wish to install WIRs throughout your home to maximise storage space.
  • Tiles and Carpet: Each Eden Brae home includes the application of ceramic tiles to wet areas and carpet to the remaining rooms. The exact colour and finish of both the tiles and carpet can be chosen according to your preferences.

Kitchen Inclusions

It is often said that kitchens are the heart and soul of your home. The cabinetry, benchtop, accessories and appliances are more than just items to help you prepare meals, they also enable you to finish the interior of your home with touches of your personal style.

  • Cabinetry: While laminated cabinets provide a luxurious look and feel to your home, adding further detailing provides a subtle visual touch to finish off your kitchen.
  • Benchtop: Stone benchtops are included in Eden Brae home designs, giving your kitchen a premium workspace.
  • Appliances: Omega stainless steel appliances help provide a clean, contemporary appearance to your kitchen.
  • Sink and Tapware: While name brand fittings are included as part of your home design, an upgraded sink and tapware can add to both the appearance and practicality of your kitchen.

Bathroom Inclusions

Whether it’s the main family bathroom, an ensuite or a powder room, the inclusions in this necessary space help to improve comfort, practicality and aesthetics.

  • Shower screens: A statement shower screen can add to the visual appeal of your bathroom.
  • Bath: Freestanding baths are available in a range of unique designs to add a wow factor to your bathroom.
  • Tapware: Premium tapware offers a luxury feel each time you interact with it in your new home.
  • Mirrors: If you decide to upgrade from the  polished edge mirror included in your Eden Brae build, you could be adding a statement piece to your bathroom.
