Your Eden Brae Sales Consulatant will undertake a soil test to thoroughly examine your site’s composition and to understand what lies beneath the surface. Once your soil test has been completed, the foundations of your new home can be designed and priced accurately.
Site surveys will be assessed to determine the fall of your block and design the right foundation and slab for your home. Using the site survey, we will produce a drawing of your new home showing the slope (fall) of your land, service connection points, easements and any existing features (e.g. trees).
A section 149 planning certificate provides information on how your property may be used and the restrictions that apply to development (these may impact site development and site costs). Some of these include (but are not limited to):
The zoning of your property,
- Relevant planning controls,
- Subdivision history,
- Easements,
- Whether your land is flood or bushfire prone.
