Presite* For House and Land

STAGE 1 - CUSTOMER TO SELECT BLOCK OF LAND AND EDEN BRAE HOME PACKAGE

  • $1,000 preliminary fee for the preparation of the house tender.
  • Customer to pay $1,000 land reservation and administration fee to hold the land.
  • A fixed price tender is prepared for presentation within 7 days at Eden Brae’s head office (business hours Monday – Friday).

CUSTOMER REQUIREMENTS:

  • List of standard variations and display options. (Structural variations may delay tender preparation time).
  • Purchasers solicitors details required for land details.

NOTE:

  • Customers have sought financial advice and are aware of their borrowing capacity.
  • Sale of an existing property is not required in order to proceed with contract signing, payment of 5% deposit and construction.
  • Deposit non-refundable.
  • Preparation of land contracts and housing documentation and contracts run concurrently.

TENDER PRESENTATION AND ACCEPTANCE:

  • Customer accepts tender at tender presentation and pays further $2,500 Tender acceptance fee to prepare working drawings.
  • Contract appointment scheduled within 14 days.

CUSTOMER REQUIREMENTS:

  • Tender appointment must be attended at the designated time/date and accepted to maintain presite fixed pricing.

NOTE:

  • No further structural changes to be made after tender acceptance.
  • Upon tender acceptance, sample HIA building agreement will be provided for review.
  • Land contracts issued.

STAGE 2 - CONTRACT SIGNED

  • Working drawings and contract are prepared.
  • Customer signs contract at Eden Brae’s Head Office and pays 5% deposit of the contract price (less previously paid fees).
  • Customer to pay 10% deposit and exchange land contracts.

CUSTOMER REQUIREMENTS:

  • Contract appointment must be attended at the designated time/date and accepted to maintain allocated site start date and presite fixed pricing.
  • Letter of finance offer.

NOTE:

  • Contract terms and conditions cannot be varied.
  • Exchange of land contracts required within 14 days of issue with 10% deposit.

STAGE 3 - APPROVAL

  • BASIX approval.
  • Eden Brae Homes to lodge plans with council.
  • Water board approval completed.
  • Building approval received.
  • Other statutory requirements.

CUSTOMER REQUIREMENTS:

  • Signed mortgage documents or owners capacity to pay.
  • Proof of ownership of land.

HOME OPTION GALLERY:

  • Colour selections, electrical and kitchen upgrades are to be finalised at the Home Option Gallery during business hours – following contract signing.

NOTE:

  • Basix approval is subject to house type and orientation.
  • Approval times will vary depending on the estate, developer and the relevant council.
  • All applications are strictly subject to council approval.

STAGE 4 - LAND SETTLEMENT

NOTE:

  • Customer to pay balance of land purchase price.
  • Land settlement to take place within 14 days of land registration with the land titles office. Balance of land purchase price to be paid.

STAGE 5 - SITE START

  • Final construction and engineering drawings completed.
  • Finance authority to commence construction received from customers’ finance provider.
  • Order materials.
  • Commence construction.

PROGRESS PAYMENTS:

  1. 5% deposit (less previously paid fees)
  2. Pouring of Slab – 20%
  3. Erection of Frame – 25%
  4. Completion of Brickwork – 20%
  5. Completion of linings – 20%
  6. Completion – 10%

NOTE:

  • In the absence of bank finance, cash customers need to meet conditions of building agreement.

ON-SITE* CONSTRUCTION

STAGE 1 - SLAB STAGE

  • Site start with set out. Excavation of site where required. Underslab drains laid and concrete slab poured. Base Stage complete.

CUSTOMER REQUIREMENTS:

  • Progress payment to be authorised by customer and forwarded to lending institution for payment within 7 days.

Note:

  • Site supervisor will make an introduction call to you.

STAGE 2 - FRAME STAGE

  • Frame constructed, roof trusses installed.
  • Frame stage complete.

CUSTOMER REQUIREMENTS:

  • Progress payment to be authorised by customer and forwarded to lending institution for payment within 7 days.

Note:

  • Site supervisor can be contacted to arrange a site meeting (if required).

STAGE 3 - BRICKWORK STAGE

  • Plumbing rough ins completed.
  • Brickwork completed.
  • Brickwork stage complete.
  • Progress payment to be authorised by customer and forwarded to lending institution for payment within 7 days.

NOTE:

  • Site supervisor can be contacted to arrange a site meeting (if required).

STAGE 4 - LOCK UP STAGE

  • Roof tiles installed.
  • Statutory authority inspection complete.

TYRRELL’S INDEPENDENT QUALITY INSPECTION

NOTE:

  • Site supervisor can be contacted to arrange a site meeting (if required).

STAGE 5 - COMPLETION OF LININGS

  • Electrical, security, ducted vacuum and air conditioning ductwork (if applicable) rough ins completed. Wall insulation installed (if applicable).

CUSTOMER REQUIREMENTS:

  • Progress payment to be authorised by customer and forwarded to lending institution for payment within 7 days.

STAGE 6 - PRACTICAL COMPLETION STAGE

  • Painting, wall and floor tiling complete. All electrical, plumbing, heating and vacuum systems fitted off. Shower screens, mirrors and splashbacks installed. Door furniture, robe rails etc. to be installed.

CUSTOMER REQUIREMENTS:

  • Progress payment to be authorised by customer and forwarded to lending institution for payment within 7 days.
  • Bank requirements at settlement will need to be met for funds to be released. You will need to contact your lender for further details.

TYRRELL’S INDEPENDENT QUALITY INSPECTION

NOTE:

  • Site supervisor will contact you to arrange practical completion inspection.

STAGE 7 - SETTLEMENT

  • Practical completion inspection of your new home to be carried out.

CUSTOMER REQUIREMENTS:

  • Owner to inspect home with an Eden Brae Homes representative. Final payment to be paid at settlement by bank cheque or cash only.

TYRRELL’S INDEPENDENT QUALITY INSPECTION

NEW HOME WARRANTY CARE

STAGE 1 - 3 MONTH MAINTENANCE SUBMISSION

  • Customer to submit any maintenance items 3 months after settlement.
  • Client to download Maintenance App "Onsite Inspect" and submit any maintenance items for review.

STAGE 2 - 3 MONTH MAINTENANCE WORKS COMPLETED

  • Any agreed works from the inspection will be carried out as agreed with the owner.
  • Maintenance works are completed Monday to Friday between 7am - 4pm.
