If you’re a first home builder, the Australian and NSW Government's grant initiatives make it much more affordable for you to buy your dream home.

How much is the First Home Owner Grant (New Home)?

The NSW First Home Owner Grant (New Home) scheme helps eligible first home owners to purchase a new home or build their new home by offering a $10,000* grant.

  • Building or buying of new home – the total value of the contract is up to $750,000.
  • The grant is only valid for new homes that have had no-one live in it before

First Home Buyers Assistance Scheme

For many first home buyers, you may be entitled to a concessional rate of transfer duty or even an exemption from paying it altogether under the NSW Government’s First Home Buyers Assistance scheme (FHBAS).

Unlike the First Home Owner Grant, the FHBAS applies to

  • buying an existing home
  • buying a new home and
  • vacant land on which you intend to build a home

New Homes:

  • Buy a new home valued at less than $650,000, apply for a full exemption, and pay no transfer duty.
  • Buy a new home valued between $650,000 and $800,000 and apply for a concessional transfer duty rate. The amount will be based on the value of your home.

Vacant Land:

  • You won’t pay transfer duty if your land is valued at less than $350,000.
  • For land valued between $350,000 and $450,000, you’ll receive a concessional rate.

  • You can apply directly through the Office of State Revenue or we can guide you through the application process at no extra cost.

How do I know if I’m eligible for any of the grants above?

20% of the full value of the home has typically been the minimum for a deposit, however, it can also come down to particular lenders.
